IPOH : After having successfully launched the luxury The Haven Lakeside Residences condominium project in Tambun here, developer Superboom Projects Sdn Bhd is now being sought by landowners including one from Australia to develop their properties.

The Haven project, which has become the talk of many Perakians and also those of other states given the many advertisements on billboards here and the developer’s continued commitment to the project despite skepticism by certain quarters, has thrust Superboom Projects into the limelight.

The developer is now in talks with landowners from Kuala Lumpur, Cameron Highlands in Pahang and Australia to undertake condominium developments on their land.

Superboom Projects CEO Peter Chan told SunBiz that his company has received several proposals from owners of plots of land measuring 2ha to 25ha in several states after they heard of The Haven.

In Australia, a landowner wants Superboom Projects to develop condominiums on several plots of land it owned, with a total gross development value (GDV) of over A$500 million (RM1.54 billion).

Over here, Chan, an Australian, said the company is in talks with a KL party, which owns a 6ha plot of land, and another one in Cameron Highlands with 4ha of land.

Besides The Haven, which is undertaken by its wholly-owned subsidiary The Haven Sdn Bhd, Superboom Projects is also the developer of the nearby Permai Lake View apartments comprising 576 units, and the 175-unit Subang Galaxy link houses in Subang 2, Selangor.

Although property prices of its earlier two projects have appreciated by 100% in just two years, it is The Haven that has put Perak in the limelight for five-star luxury condo-living.

The Haven has won local and international awards including The Arch of Europe (Gold) from Business Initiative Directions for quality and innovation in Germany, and The Diamond Eye Award for quality and excellence from Otherways International Research & Consultants in France.

It comprises three 26-storey blocks on a 5.44ha site including a 1.6ha lake, and surrounded by 4ha of hillslope bordering a virgin forest and 280 million-year-old limestone formations.

The project with a GDV of RM270 million comes with high quality finishing as well as eco-features like solar energy and rainwater harvesting.

Launched in March last year, the first tower has seen the completion of 23 floors while work on the second block has already reached the sixth floor. The contractors are Bina Puri group and Beijing Construction Engineering of China, while Best Western International, the world’s largest hotel group, will manage The Haven as a five-Star eco luxury condotel.

Chan has over 20 years in the property industry including New York in the US, Sydney in Australia, London, China, Hong Kong and Singapore. He came here some 10 years ago when he was headhunted by NV Multi Corp Bhd to restructure and reposition the company to meet future challenges.

Chan was up against the wall in the early stage of The Haven project, especially with Ipoh largely negative towards luxury condo-living and such property being expensive, besides being accused of damaging the ecosystem and natural environment. The company also faced difficulties in convincing valuers of The Haven’s worth.

Today, 85% of the first tower has been sold while the second and third blocks saw 70% and almost 50% of the units taken up, respectively.

On the composition of the buyers, 55% are from Ipoh, 25% from Kuala Lumpur and Penang, and the remaining 20% overseas buyers.

The Haven project has set a new benchmark and brand for Perak’s luxury property market segment. Today, the units are priced from RM456 per sq ft.

Chan said Malaysians have no experience of the “lead and lag” situation in the property market, and he believes Ipoh will catch up with Kuala Lumpur, Johor and Penang in the luxurious condominium segment in the near future like those in other countries where the people need a second home for rest and recreation, and also with Malaysians becoming more affluent.

“The price may not reach those of the major cities (in Malaysia), but the appreciation will be faster because of a lower base,” he said, adding that the concept of the property must be in demand.

He added: “There is a vacuum for such (luxurious) properties that the people want to own it but the only thing preventing them from getting it is the mindset on condo-living in Ipoh. So there is no supply until we come along (with the project).

On The Haven, Chan said its buyers are the young who want full condominium facilities, the old who want security, people who lead a hectic lifestyle but want an ideal vacation home to rest, foreigners who love nature and want a vacation home as well as for Malaysia, My Second Home.

For him, the greatest challenge in getting The Haven up is to change the mindset on luxury condo-living in Ipoh. He believes that the silver state could go far with focus on arts and painting, music and in the service, food and IT industries.
